This wonderful 1974 desert hideaway does need a lot of work but if you have $30,000 to put into improvements like new floors, electrical, windows, air conditioning, the kitchen and the bathroom it will clean up really well and won't look so 70's. 40K will make this 858sqft property perfect for a petite single person with no bulky personal posessions.
For an 858sqft condo the bedroom feels remarkably big and with west facing windows in the summer the room can get to tempretures in excess of 125 degrees. How wonderful to know that you never have to leave the comfort of your bedroom to fry an egg on your bedside table. The weight loss possibilities in a room that produces such profuse sweating is unlimited. 10LBs of water weight being sweated out are not uncommon results for most people on an average summers evening.
This small but intimate place has been re-painted once since 1974 in most areas and where the mustiness is really bad it has been repainted a few times to cover it up, the fabulous dry desert air keeps mold and mildew low and below dangerous levels most of the time!
The HOA is $330 per month...so cheap... which is only a 50% INCREASE from 5 years ago. The HOA had an issue with their insurance premium because one of the condos fell into a sandy hole while the owner was out of town. It wasn't a big deal there was an assessment on all the tenants for just $500 ( remember there are 200+ condos) and then the new insurance company hiked up the premium. Anyway don't be worried about the old pipes erroding away YOUR foundation, you just have to remember to turn off all water at the mains everytime you leave the house for more than a couple of hours. That includes the outside irrigation so make sure you plant only cactus in your private secluded patio.
Not everything is from the 1970's in this condo the air conditioner was replaced in 90's so you may have a few more good months of use on this before you will need to replace it, just make sure the next air conditioner is smaller and quieter, allowing you to enjoy the bijou patio and a good nights sleep.
This condo comes with its own covered carport. Not attached, its about a 1 minute walk from your condo, unless you want to walk through sprinklers and slippery grass, which is actually very refereshing in the summer. But by all means take the long way around to your condo and say hello to all your gracious neighbors who scored a parking spot closer and more convenient than yours.
There are 2 spas on the property which are wonderful and warm, make sure to keep the jets on at all times to disguise the dirt and hair from the 200+ other condos that also use the facilities.
The GYM was another great idea that the HOA devised, take a room the size of a disabled toilet stall and squeeze in random gym equipment. The room is under insulated however, the wall mounted air conditioning unit can reduce the room tempreture into the 90's if turned on 2 hours before your work out. Again a simple work around for a place that has so much else to offer.
There are substanital benefits to this place ignore the fact that you can buy a place twice the size for half the price down valley...there are substantial benefits..really
